"Do you have any specific ideas, designs, or materials in mind already?" (Gauges how much thought they've put in).
For repair/replacement (Plumbing, HVAC, Electrical, Roofing): "What issues are you currently experiencing?" "How long has this been a problem?" "Has anyone else looked at it?"
"Why now? What's prompting you to consider this project at this particular time?" (Helps understand urgency and motivation).
It's crucial to know who is involved in making the final decision.
